4. Same-day reports, always within 24 hours. You get a photo-documented digital report you can share with your agent, lender and family.
5. We’re still here after closing. Questions come up after you move in. Call us, even months later.

Using a VA loan? Here’s what an inspection does (and doesn’t) do.

A VA appraisal and a home inspection are two different things:

• The VA appraisal is ordered by your lender. It estimates the home’s value and checks whether it meets VA Minimum Property Requirements. It is not a detailed inspection, and it protects the loan, not you.
• A home inspection is something you choose and pay for. We inspect to the InterNACHI Home Inspection Standards of Practice: accessible structure, roof, electrical, plumbing, heating and cooling, and interior, plus basic functionality tests on appliances such as the range, dishwasher and refrigerator. We document what we observe so you understand the home’s condition before you close.

Water testing: Homes on a private well may need water testing. We offer a wide range of water tests through a local lab, with results in about 1 day to 3 weeks depending on the test. Ask your lender exactly which tests they need before you book, so we can match them.
