Home Inspector in Anaconda, MT

Anaconda was built around the Washoe smelter, and its housing still tells that story. Census estimates put about 36% of Anaconda-Deer Lodge County’s housing before 1940 (U.S. Census ACS 2023, via censusdepth.com). That means lots of solid, older homes with original framing, chimneys, basements and decades of updates layered on top. What we inspect. We inspect to the InterNACHI Home Inspection Standards of Practice: roof, structure, electrical, plumbing (including the water heater), heating, attic, interior and exterior, plus basic functionality tests on appliances such as the range, dishwasher and refrigerator. In older Anaconda homes we pay close attention to things that commonly show their age: service panels and wiring updates, old drain lines, foundation and basement moisture, and chimneys.

The smelter legacy, explained plainly. Anaconda and nearby Opportunity, Galen and Warm Springs are within the Anaconda Co. Smelter Superfund site. Under EPA’s Community Soils cleanup, residential yards above set arsenic and lead levels have been excavated and replaced with clean soil, and an attic-dust abatement program is expected to continue until about 2045. EPA says the “last call” for yard cleanups was in late 2024. Provisions remain for some properties, including homes bought after December 2024 (EPA site profile). Our home inspection doesn’t test soil or attic dust. Buyers should ask the seller and Anaconda-Deer Lodge County whether a property’s yard and attic have been sampled or cleaned up.

Radon and winters. Deer Lodge County is in EPA’s Zone 1 for radon potential (EPA map), so a radon test is a smart add-on. Long winters here are hard on roofs, gutters and exterior wood. We walk roofs when it’s safe and inspect from the ladder when it isn’t.
