Great Falls is a city of many eras under one roof line. Homes near downtown and on the north side date to the early 1900s; about 16% of the city’s housing was built before 1940 (U.S. Census ACS 2023, via censusdepth.com). Other neighborhoods grew in the decades after the war, and there’s new construction on the edges of town. Each era comes with its own questions: older electrical and plumbing, additions that weren’t built quite like the original house, roofs worn down by wind and hail, and basements that take on water when snow melts fast in spring.

What we inspect. Silvertip USA inspects to the InterNACHI Home Inspection Standards of Practice: roof, exterior and drainage, foundation and structure, attic and insulation, electrical, plumbing (including the water heater), heating and cooling, and the interior. We also run basic functionality tests on appliances such as the range, dishwasher and refrigerator. Home inspections start at $350.

Radon is worth testing for here. EPA places Cascade County in Zone 1, its highest radon-potential category (EPA Montana radon map). The Cascade City-County Health Department reports that 60% of local samples have come back above EPA’s 4 pCi/L action level (Cascade County). Testing is the only way to know your home’s level. Add a radon test to your inspection with our calibrated continuous monitor.

Rural properties. If you’re buying outside city water in Vaughn, Ulm, Sun River or out toward Belt, ask about water quality testing through a local lab. Results take about 1 day to 3 weeks depending on the test.

Malmstrom families. Military members get a 10% discount. If you’re PCSing in from out of state, we’ll walk you through the findings on a video call. Your agreement and payment are handled online through our client portal. Building new? We offer pre-drywall and three-phase new-build inspections, plus weekly or monthly photo site visits. See our Malmstrom AFB page.

Communities we serve from Great Falls

  • Black Eagle and Malmstrom AFB area: next door to the city. Older homes in Black Eagle and newer subdivisions on the east side near the base.
  • Vaughn, Sun River, Simms and Fort Shaw: Sun River valley properties, many on private wells, so water testing is often worth adding.
  • Cascade, Ulm and Stockett: small-town and acreage homes along the Missouri and south of town.
  • Belt, Monarch and Neihart: older mining-era and mountain homes, where snow load and roof condition matter.
  • Fort Benton, Geraldine and Stanford: historic river-town and farm-country homes.
  • Choteau, Augusta and Conrad: Rocky Mountain Front and Hi-Line towns within about 1.5 hours, scheduled as the calendar allows.
