Few Montana towns have housing like Butte. The city grew fast during the copper boom, and a large share of its homes are a century old or more. Census estimates put roughly 37% of Butte-Silver Bow’s housing units before 1940 (U.S. Census ACS 2023, via censusdepth.com). Uptown brick buildings, miners’ cottages on the hill and mid-century homes on the Flat each need a careful, unhurried look: aging wiring and service panels, old supply and drain piping, foundations on sloped lots, chimneys, and roofs that carry real snow.

What we inspect. We inspect to the InterNACHI Home Inspection Standards of Practice, plus basic functionality tests on appliances like the range, dishwasher and refrigerator. Home inspections start at $350. Most of the report is completed on site, and you’ll receive same-day reports, always within 24 hours, with a walkthrough afterward for you and your agent.

Mining history: what buyers should know. Parts of Butte fall within the Silver Bow Creek/Butte Area Superfund site. Butte-Silver Bow’s Residential Metals Abatement Program (RMAP) offers free sampling of residential yards and indoor dust for lead, arsenic and mercury, and can also test paint and pipes for lead if necessary. In September 2026, EPA lowered the residential soil-lead cleanup level and expanded the program area to cover more than 7,000 additional properties (EPA, Sept. 21, 2026). A home inspection doesn’t include soil or lead testing, but if you’re buying in Butte, it’s worth asking the seller or RMAP (406-497-5040) whether a property has been sampled or remediated (EPA tips). Homes built before 1978 may also contain lead-based paint.

Radon. EPA lists Silver Bow County in Zone 1, its highest radon-potential category (EPA map). We test with a calibrated continuous monitor, calibrated every 10 inspections plus an official annual calibration.

Water, mold, air and meth testing.

  • Water quality testing through a local lab, for homes on wells in Rocker, Ramsay or out toward Divide and Whitehall.
  • Mold and air quality testing analyzed by Sporecyte, with results typically in about 48 hours.
  • Discreet meth residue testing to Montana DEQ standards: instant swab results, lab testing, or both.

Out-of-town buyers get a video call walkthrough, online e-sign and payment, and phone support after move-in. Military members receive 10% off.
